Short answer: After the builder offers possession on Dwarka Expressway, do a detailed handover inspection, get the snag list fixed, finish fit-out work before moving furniture in, check the society’s move-in rules and lift deposit, and use month-to-month storage to bridge the gap between your current lease and a finished flat.

Dwarka Expressway links NH-48 near Kherki Daula with Dwarka in Delhi, and the sectors along it, from 36A and 37D to 99–113, are handing over thousands of flats. Possession day is exciting. The months around it are usually chaotic. This checklist keeps them under control.

Before possession

  • Track the possession letter and the payments due with it: final instalment, maintenance deposit, utility connections and registration costs.
  • Do not give notice on your current flat too early. Possession dates move. Give notice only once handover is confirmed, or line up storage so a gap does not hurt.
  • Plan the fit-out with your interior designer or contractor: what will be done, in what order, and for how long.

At handover: inspect before you sign

Walk the flat with a checklist, ideally in daylight:

  • Walls and ceilings: cracks, dampness, uneven plaster
  • Doors and windows: alignment, locks, gaps, glass
  • Bathrooms: slope towards drains, leaks, tile hollowness
  • Electrical: every switch, socket and the distribution board
  • Plumbing: water pressure, drainage, geyser points
  • Balconies: waterproofing and drainage

Note every issue on the builder’s snag list and get a timeline for fixes. It is much easier to fix things in an empty flat.

Fit-out: keep furniture out until it is done

Wardrobes, modular kitchens, false ceilings, lights and painting create a lot of dust and need empty rooms. Moving furniture in early means it gets dusty or scratched and slows the work down.

A typical sequence, with rough durations for a 2–3 BHK. Your contractor’s schedule is the real guide.

Society rules for new towers

Newly handed-over towers often have stricter rules while other flats are still being fitted out:

  • Fixed hours and days for material movement
  • A refundable deposit for the service lift
  • A specific gate or route for trucks
  • Registration of the crew and vehicle in advance

Read our guide to society gate passes and lift bookings for what to expect.

Bridging the gap with storage

A very common situation on Dwarka Expressway: the lease on the current flat ends, but the new flat is weeks or months from ready. Storage fixes that:

  • Pickup from your current home, anywhere in Gurgaon
  • Month-to-month billing, so an uncertain date costs nothing extra
  • Delivery to the new flat in stages: essentials first, everything else after the interiors are finished
  • New furniture purchases held until the flat is ready (check with us before ordering)

See storage near Dwarka Expressway for sector coverage and local details.

Moving-in day

  • Confirm the lift slot and deposit
  • Check the flat is clean before the first carton arrives
  • Place large furniture first, then cartons room by room
  • Keep the storage item list handy and tick things off as they come in

More questions about taking possession

How long after possession can I move into a new flat?

If you are doing wardrobes, a modular kitchen, lights and painting, plan for roughly one to three months of work after handover. Simple flats with minimal work can be ready sooner.

What should I do with my furniture while the flat is being fitted out?

Keep it out of the flat. Dust, paint and carpenters damage furniture. Store it on a month-to-month plan and move it in once the work is finished.

Can furniture bought for the new flat be delivered to storage?

Often, yes. Ask your storage company before ordering so they can confirm the delivery window and hold the items under your name.
