Short answer: Rent a godown if you need a lot of space, daily access and a place to work. Choose self storage if you want a lockable unit you can visit and you can transport goods yourself. Choose managed (doorstep) storage if you want pickup, storage and delivery handled for you and only need occasional access. For most households, managed storage is the simplest and cheapest overall.
“Storage” means three quite different things in India. Picking the wrong one is the most common reason people overpay or end up frustrated.
The three options at a glance
| Godown / store room | Self-storage unit | Managed (doorstep) storage | |
|---|---|---|---|
| What you rent | A whole space, usually on a lease | A lockable unit in a facility | Storage for your goods, by volume |
| Typical agreement | 11-month rent agreement | Monthly | Monthly |
| Upfront cost | Deposit, often brokerage | Sometimes a deposit | Usually none |
| Transport | You arrange it | You arrange it | Provider picks up and delivers |
| Access | Anytime | During facility hours | Delivery on request |
| Security | Your lock | Facility security plus your lock | Facility security |
| Pest and damp control | Your responsibility | Facility | Facility |
| Best for | Large, steady volumes, daily use | Frequent visits, DIY movers | Households, NRIs, renovations, overflow |
Godown: when it makes sense
A godown is a property you lease. It suits shopkeepers, traders and businesses that need to walk in every day, work inside the space, or store large volumes for years.
What people underestimate: the deposit and brokerage, the 11-month commitment, electricity, a guard or a reliable lock, pest control, and the tempo and labour every time you move things in or out. In older parts of Gurgaon, roof leaks in the monsoon are a common problem too.
Self storage: when it makes sense
Self storage gives you a unit inside a facility. You bring your goods, lock the unit and visit when you want. It suits people who need regular access, such as hobbyists, small sellers who restock often, or anyone who has their own vehicle and help.
The catch: you still pack, hire transport and load the unit yourself, and you pay for the unit size whether it is full or not.
Managed storage: when it makes sense
Managed or doorstep storage is the model CratoSpace uses. You tell the company what to store; they pack, collect, store and deliver it back on request. You pay for the volume you store, not for empty space.
It suits most households: families renovating or between homes, NRIs and people on postings, and businesses storing archives or overflow. The trade-off is access: you request a delivery rather than walk in.
Quick decision guide
- “I need to get to my things every week.” Self storage or a godown.
- “I need a place to work, sort or pack orders.” A godown.
- “I just need my furniture safe for a few months.” Managed storage.
- “I’m going abroad and family may need a few things.” Managed storage, with authorised family members.
- “I store a lot of stock for years and have staff.” A godown or warehouse lease.
Comparing costs in Gurgaon
Because the three models charge differently, compare the total monthly cost over the period you need: rent or plan fee, plus deposit (and whether you get it back), transport, labour, electricity and any minimum term. Our Gurgaon godown vs storage comparison walks through it line by line, and our storage price guide covers typical prices.
More questions about choosing a storage type
What is the difference between a godown and self storage?
A godown is a whole room or shed you rent on a lease and manage yourself. Self storage is a lockable unit inside a managed facility that you rent month to month and visit to load or unload. Managed storage goes one step further. The company picks up, stores and delivers your goods for you.
Which is cheapest?
For small and medium lots, managed or self storage usually works out cheaper once you add a godown's deposit, brokerage, electricity, lock and transport. For very large volumes stored for years, a godown can be cheaper per square foot.
Which is safest?
A managed or self-storage facility with CCTV, restricted access and pest control is usually safer than an unmonitored godown that only you check on.
